Mountain Biking Near Cortez and Mancos: Living Close to the Trails

Phil's World, high-desert singletrack and big views: what it's like to live near the trails around Cortez and Mancos in Montezuma County.

Montezuma County might be best known for Mesa Verde, but riders know it for something else too: miles of flowy, red-dirt singletrack winding through pinyon and juniper. If you want a riding-focused lifestyle with more room and a slower pace, the area around Cortez and Mancos deserves a close look.

Phil's World and the Cortez trail scene

Phil's World, just east of Cortez, is one of the most popular trail systems in the Four Corners. Its rolling, swoopy trails attract riders from all over, and living in or near Cortez means you can ride it on an ordinary weeknight instead of planning a road trip around it.

Cortez also serves as the everyday hub of Montezuma County, with groceries, healthcare and services close at hand. That combination — great riding plus practical convenience — is a big reason buyers look here. The Cortez area guide covers the town in more detail.

Riding from Mancos

Mancos sits between Cortez and Durango, with the La Plata Mountains rising to the east. Local trails such as the Chicken Creek area offer forested riding nearby, and Phil's World is an easy drive west. For riders who also want a small-town main street, ranch-country views and maybe a little acreage, Mancos can be a great fit. See the Mancos area guide for more.

High-desert riding through the seasons

The lower-elevation terrain around Cortez can offer a different riding calendar than the high country. It's worth asking locals and checking trail conditions as the seasons change, since wet clay soils can be damaged when ridden muddy. Having both desert and mountain trails within reach gives riders more options throughout the year.

What to look for in a home

Riding-focused buyers in Montezuma County often weigh a few extra details:

  • Storage and workspace. A shop or garage for bikes and tools is a big plus.
  • Acreage questions. If you're buying land, ask about wells, water rights, road access and covenants.
  • Drive times. Map the trip to your favorite trailheads as well as work and school.
  • Internet. If you work remotely, confirm service at the exact address.
